CONDO HOMESHARE OR OFFICE SHARE AVAILABLE IMMEDIATELY -- Can accommodate 
up to 3 housemates/ tenants.

Can double as a office or serve as an office, only, with the option to 
sleep there.

This specious condo is located a three-minute walk from all bus lines. 
There are three sleeping rooms. Couples are welcome as are families with 
up to two children.

Rent is $750 per room. It is negotiable based on the tenant/ housemate / 
office mate's willingness to work for the landlord.

Utilities, a washer/ dryer and WiFi is included. No lease. Renters must 
sign a tenant at will agreement and provide first and last rent plus 
three references.

All rooms are furnished, but tenants can bring bedroom furniture. There 
is room for added bookcases in the sleeping zones and in the living 
room. Storage is ample.

Housemates / tenants have full use of the entire space, including a 
beautiful back yard. The downstairs half bath is devoted to tenants.

Animals are welcome with approval from the condo association. There is 
room for one car. The charge is $50 extra.

NUMBER OF HOUSEMATES / TENANTS

Amy is currently looking for up to three people to share a house as her 
tenant(s). Attached are some pictures of this very spacious condo that 
has two sleeping areas and a possible third.

LOCATION VERY CENTRAL

The condo is located just off Route 9 on the way to Belchertown. It is a 
3-minute walk to the bus stop, which connects to all buslines. During 
the school year a bus to UMass comes by right outside her door in the 
morning and returns in the evening.

HALF BATH

You have a half bath downstairs for your toiletries. The shower is 
upstairs. This will be your home and you will have access to the entire 
three-story condo, plus be able to entertain. There is a beautiful 
backyard.

HELPFUL, FRIENDLY LANDLORD/ HOUSEMATE

Amy is very friendly and very helpful, but does not expect you to 
socialize with her. She is one of the biggest networkers in the region 
and knows many people who can help you and all the resources you need to 
make it easy to get your work done.

THE PLACE IS YOUR HOME - OFTEN HAVE IT TO YOURSELF

Also, she is away a lot. You may frequently have the place to yourself.

ROOM FOR AT LEAST ONE CAR - $50 Extra

There is room for at least one car. This will an extra $50, but spare 
you many parking tickets. The town makes a lot of money this way. You 
may spend up to $25 per ticket.

RENT $750 for one person -- reductions for those who work with me

This includes a washer/ dryer, all utlities, WiFI and snow and trash 
removal. If there are two of you the rent is $1300. Animals are welcome 
as long as she can get approval from the condo association. Same with a 
second car, though there is an office complex where you would likely be 
able to park behind back.

FIRST / LAST RENT REQUIRED IF COMING IN SEPTEMBER;

ONE-MONTH IF ARRIVING BEFOREHAND

First and last months' rent are required. Also, as there is no lease, 
you would sign a tenant at will agreement. This means if either party is 
not satisfied, then you may give a 30 day notice. Amy asks that you stay 
for at least one semester or you will lose the last month's rent.
