Why not use a business broker to maximize your yield? 
I can't say enough to express what a great person and
businessman a broker in Brattleboro is. His name is
Phil Steckler, and he's with County Business
Brokerage: www.countrybusiness.net. If I were selling
a business, that's the route I'd take. Good luck!
