See IRS Pub # 587 re home office deduction.

I think it has to be 100% business use. (Do your personal finances and
personal emailing somewhere else. And lodge your houseguests in a different
room, too.)

I think the portion of deduction related to the depreciation of your home
(depreciation prorated @ the % of the home's square footage that the office
occupies) reduces the cost-basis of your home, therefore increasing the
capital gains when you sell it.
(This might / might not be a problem, if you "die in office" or if you take
the one-time home-downsizing exemption, it won't matter.)

But see the Publication, and it might make sense to pay that tax person re
the specifics that pertain to you.
