Hi Tess, Sounds nice! Congrats! Go for it. Southern exposure will up the heat from the sun, but with 12' ceilings the heat will be up high. I'd be worried about keeping warm during the other 9 months of the year. Are there any other floors above you? If so, that would keep it insulated. Ceiling fans would help in both winter and summer.
