[Hidden-tech] estimating utility costs

Does anyone know of a good online calculator for estimating heating and
cooling costs based on square footage?

I am looking at a 2nd-story 650-ft office space with 12 foot ceilings and a
huge bank of south-facing windows. The space is beautiful, the rent is quite
competitive, but I'm wondering if I'm going to get hosed on AC if we get
another hot summer...
