[Hidden-tech] Looking for office space

Hello all,

I am posting this for a friend. 

Here are his needs:
inexpensive................24/7 access
on 1st floor or elevator so he can get big stuff in and out
set up for light industrial work (not too ritzy)
capable of getting high speed internet access
probably around 250-300 sq. feet (depending on price)
with a lease   and parking
move in on or before 6/1/06, although  he could be flexible.

I will be glad to pass on any leads.
